Rental: open house this Saturday from 12-1:30pm

 

This is my client’s 2 unit rental in Baltimore County. He came to me with frequently asked question: “Suzie, can you come see my property at 1113 Philadelphia Road? I’m not sure if I should sell it or rent it.”
I get this often and I wish it was a simple question. But I truly can’t give advise unless I see the property and then also do a little research on the market that seems to change constantly. 

I walked the property with my client. My advise was to fix it up as 2 units and get quailty rents coming in. From there my client will either maintain the units and collect the income or sell it to an investor who wants the property to add to his/her portfolio of profitable rentals. 

I do think this particular poperty is worth more fixed up and rented out at market rents. The main house is a 2 bed and 2 bath. The apartment above the garage is a 1 bed and 1 bath. 

I put a sign out front last week. My phone hasn’t stopped since. This Saturday I’ll be hosting an OPEN HOUSE so that interested tenants can see both the residential units at the same time.

Unit 1:

***THIS IS FOR THE MAIN HOUSE ONLY***
This is a 2 bedroom and 1 full bath rental that INCLUDES utlities. There are 3 levels. At the front of the house is a screened in porch, and a deck at the back of the house off the kitchen. On the main level you’ll find the kitchen, dining, and living room. Upstairs are the 2 bedrooms and 1 full bath. The basement is large but unfinished. There is a washer and dryerin the basement for your use. The home has CAC and forced heat.

ADDITIONAL NOTES:
Application will pull credit, criminal, and eviction reports. There is a $40/per adult. 
– $1800.00 security deposit is due if your application is approved.
– 1st month’s rent is due in order to get access to property
– Lanlord requires a renter’s insurance policy.
– Utilities are included but 9 months of the year, tenant pays $80/month for lawn care. 
-Pets are case by case. 
-Pet deposits are $250. 

Unit 2:

***THIS IS FOR THE APARTMENT ABOVE GARAGE HOUSE ONLY***
This is a 1 bedroom and 1 full bath rental that INCLUDES utlities. This apartment is above a garage. The space is easy to manage and clean! There’s a large area with your kitchen, dining and living space. The bedroom is just off of the living space and the full bath is on the other side. There is a storage space onthe main level 11′ x13′ for the tenant to use along with a washer and dryer. The home has CAC and forced heat.

– $1300.00 security deposit is due if your application is approved.
– 1st month’s rent is due in order to get access to property
– Lanlord requires a renter’s insurance policy.

-Pets are case by case. 
-Pet deposits are $250.
